Die Stadt ben\u00f6tigt allerdings dringend Wohnraum, denn laut Immobilienverband Deutschland (IVD) stehen derzeit nur noch f\u00fcnf Prozent der Wohnungen leer, und in allen Bereichen steigen die Preise weiter. Vor allem Wohnraum in guten und Top-Lagen ist knapp. Die mittleren Wohnungsmieten lagen in Leipzig zur Jahresmitte um 6,2 Prozent \u00fcber dem Vorjahreswert, was \u2013 nach Stuttgart \u2013 den zweith\u00f6chsten Anstieg in Deutschland bedeutet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">F\u00fcr Projektentwickler rechnet es sich, in den Markt einzusteigen. Zahlreiche Gro\u00dfprojekte sind derzeit in Planung: Das Krystallpalast-Areal nahe dem Leipziger Hauptbahnhof wird f\u00fcr mehr als 120 Millionen Euro entwickelt. Auf dem Gel\u00e4nde sollen nahezu 60.000 Quadratmeter Bruttogescho\u00dffl\u00e4che f\u00fcr knapp 200 Eigentumswohnungen entstehen, noch einmal so viele Mikroapartments, zwei Hotels, 1.100 Quadratmeter Gesch\u00e4ftsfl\u00e4che im Erdgescho\u00df sowie einige B\u00fcrofl\u00e4chen. Ein weiteres Projekt ist die \u201eK\u00f6nig-Albert-Residenz\u201c.
