MAGAN provides strategic real estate advisory services for critical decision-making. Volatile markets, new regulations, and changing user needs require clear orientation and reliable decision bases. At MAGAN, Strategic Advisory means structuring the entire process around three core themes.

First: Acquisition in the respective transaction process.
We analyze the specific acquisition approach (off-market/direct negotiation, exclusive process, competitive bidding) and derive the appropriate strategy and next steps: positioning of the acquiring party, identification of key decision-makers and contacts, and negotiation tactics through to SPA negotiations.

Second: Tenant mix and target returns.
We define the future tenant and income structure required to achieve both the planned property yield and the investor’s target equity return, and identify the levers—such as repositioning, leasing, redevelopment, or exit timing—through which these goals can be realized.

Third: Post-acquisition development.
We help define the development strategy: which construction, leasing, and conceptual measures are appropriate, in what sequence they should be implemented, and how they affect marketability, income potential, and exit scenarios.

A reference project is KD 231 on Kurfürstendamm. For the Austrian Stumpf Group, MAGAN advised on the complex acquisition of a former SIGNA property—providing strategic guidance in an intensive competitive environment and supporting the SPA negotiations. MAGAN is now accompanying the ongoing site development; at present, the property is still predominantly used as a department store. The goal is to transform it into a future-oriented, multifunctional urban quarter—one that reflects the significance of Kurfürstendamm as one of Berlin’s most prominent and high-value locations and strengthens its role as a leading urban destination in the heart of Berlin.
